We are running across owners of commercial real estate who have interest to sell, but, prefer to receive offers from qualified buyers through our network rather than allowing the asset to be listed on the market. Right now we have access to off market Office Buildings in the DFW market leased until 2019, Retail Centers in Texas, Medical Office Buildings in the Houston MSA, a STNL Hardee's potentially falling out of contract, Multifamily Land near Downtown Austin, Some Distressed Bank REO Deals in High Income Areas, and a Strong Re-Development Deal in Austin with existing income. We even found non-recourse financing loan quotes. Here is the problem. If we don't know what you need, we are unable to help. As buyers remain focused on the attractive financing, sellers are beginning to realize deferring gain by selling in 2013 could reduce the sales proceeds after tax by 8% or more. When we are putting together deals with cash on cash returns above 23% on actual, and we don't have buyers to immediately plug into these deals, we ALL miss opportunities.
