Purchase Price: Up to $1,500,000

Minimum Cap Rate: 6%

Details:   Single or Multi-Tenant assets 

 

Austin or San Antonio

Asset Type:  Retail Shopping Center

Asset Class:  A

Purchase Price:  $1,000,000—$7,000,000

Minimum Cap Rate:  7.5%

Details:   Stabilized income producing assets, max 20% vacancy,  regional or national anchored tenants preferred.

 

Texas (Austin, DFW, Houston, San Antonio)

Asset Type:   Retail Class A

Min Size:  100,000 SF

Detail:   Value Add/Former Big Box either through vacancy or owner distress, 100% vacant is OK.

 

US Major Metros

Asset Type:  Single Tenant Net Lease

Min Purchase Price:   $2,000,000

Min Cap Rate:  7.5%

Tenant:  Corporate or Franchise

Min Term :  10+ yrs

Details:  Willing to look at smaller franchisees.  Companies with good operators and at least 2 locations could be considered.  No Child Care Facilities.
