I have a client selling a building in California that wants to replace it with:
· Single tenant
· Location: Texas, ideally major Texas Cities/MSAs
o Suburbs ok for strong credit tenant
· NNN (no Landlord Responsibilities)-ideally—LL not responsible for Roof and Structure
· Price: $9-$12M
· Notes:
o My client is selling a building in California. Has cash offer from Buyer, so we will have funds very soon to make this purchase. We plan to use $6M cash to leverage at 50% up to $12M.
o We can close quickly.
· Lease Term- Seeking sites with 10+ years remaining on term, but will consider lower term remaining for strong credit tenant.
