AUSTIN, TEXAS, (10/28/13)— KW Commercial has leased a free-standing, medical office building (MOB) at12701 RR 620, AUSTIN, TX. The site, has been leased to Neighbors Emergency Centers (www.nec24.com).  Neighbors Emergency Centers are different from a standard 24 Hour Emergency Room by redefining the emergency room experience with private treatment rooms equipped with HD TVs, modern décor, a comfortable waiting area, peaceful pediatric treatment rooms, and more.  The building has 9,497 square feet of space.  Nick Nelson, and Jim Young, of KW Commercial, represented the Landlord.  Brian Novy, of the Novy Company, representedNeighbors Emergency Centers.

"This was excellent opportunity for the Landlord to create a long term lease withNeighbors Emergency Centers, which has a distinctly unique approach to emergency room care. This project was especially rewarding to work on having met Brian Novy in CCIM Advanced Negotiations a few months prior. " said Jim Young.

Need- Austin Location for New/Trendy Prix-Fixe Restaraunt Concept

          

      We have client who has recently left his position as the Executive Chef of a popular downtown restaurant, having previously helped run restaurants such as Roys, and Shoreline Grill. He would like to open a concept outside of downtown, ideally in second generation space.

 

Concept Will Include:

·         3, 5, & 7 Course Prix-Fixe Menu & Wine/Dessert Pairings

·         U-Shaped Bar where food is prepared in view of diners (similar to “Sway” on S 1st)

·         Like to have seating for 20

·         An old house with proper zoning could work, but a building with character is ideal

·         Size: 1500-2000 sf interior

·         Parking Onsite, or Ability to Use Valets

·         Locations: S 1st, S Congress, S Lamar, or North Lamar, Burnet (no higher than 183)  & Guadalupe

o   No CBD preferred, but would consider if you think something should be looked at.

C-104 Class in Austin Texas has 14 students signed up. I took C-102 here in Austin, and we had a variety of attendees from around the US, and Canada who came to see Austin and get their C-102 class completed.

 

If you are taking the CCIM classes, look into the CCIM-104 class in Austin, Texas. I’m on the local CCIM Chapter’s Programs Committee (which handles luncheon speakers) and there will be a happy hour that week for all the students and CCIM Chapter Members.
