Nelson & Young Lease Another Site- Warehouse by Burnet/183

BEACON ROOFING SITE LEASES NEW SITE BY BURNET ROAD

 Austin, Texas, (7/29/13) KW Commercial announced the lease of a 1 acre site at 2906 Industrial Terrace, nearby to the 183 & Burnet Road intersection.

  Nick Nelson, and Jim Young, of KW Commercial, represented the Landlord, a private owner.  

  The location has a one acre fenced yard, with 1,100 square foot office, and 1,800 sf warehouse.

  The tenant, Beacon Roofing, was represented by Fred Placke  and Carson Barr of Cresa-Austin.

 

“Beacon Roofing and it’s agents moved decisively to take advantage of this site.”  said Young & Nelson.

Minimum Cap Rate:  7.5%

Details:   Stabilized income producing assets, max 20% vacancy,  regional or national anchored tenants preferred.

Min Size:  100,000 SF

Detail:   Value Add/Former Big Box either through vacancy or owner distress, 100% vacant is OK.

Licensed Texas Real Estate Agents--Some "Donts" on a Contract

Agents, the following clauses have been inserted into “Special Provisions” and should not have originated with licensees. These clauses are vague, incomplete, border on the unauthorized practice of law, or are addressed by other promulgated addenda.

  • “This contract is subject to a satisfactory appraisal report.” (or inspection report)
  • “This contract is subject to the buyer selling buyer’s existing home.”
  • “Buyer agrees not to require seller to complete any repairs.”
  • “Buyer may begin to move-in 3 days before closing.” (or seller to stay after closing)
  • “If for some reason buyer cannot obtain financing, the parties will renegotiate owner financing at that time.”
